Occupied
Staging

Strategic redesign blending your existing furnishings with our curated pieces. You continue living in your home — it still looks flawless for showings and photography.

Why It Works

You live here.
But it needs to show here.

The Challenge

You can't move out before selling. But personal items, mismatched furniture, and clutter make it hard for buyers to see themselves in the space. Lived-in homes photograph poorly and show busy.

The Approach

We edit, rearrange, and supplement. Your best pieces stay. Everything else gets stored, swapped, or supplemented with our inventory. The result: a home that looks magazine-ready while remaining livable.

The Balance

Occupied staging bridges the gap — you get professional presentation without the upheaval of moving out. Buyers see potential, not personal. And you still sleep in your own bed.

The Process

How occupied staging
works

01

In-Home Assessment

We walk through your home together, identifying what stays, what goes, and what gets supplemented. We'll discuss your timeline, daily routines, and any constraints (kids, pets, work-from-home needs). This is collaborative — your input shapes the plan.

02

Customized Action Plan

Within 48 hours you receive a detailed plan: room-by-room instructions for decluttering, items to store or donate, furniture we'll bring in, and layout recommendations. We provide a checklist so you can prep before we arrive.

03

Prep & Pre-Staging

You handle the edit (we'll help if needed — packing services available). Remove personal photos, excess furniture, collections, and everyday clutter. Think hotel suite, not family home. We'll guide you through what buyers need to see vs. what pulls focus.

04

Staging Day

Our team arrives with supplemental furniture, art, textiles, and accessories. We rearrange your existing pieces, place our inventory, and style every surface. The transformation happens in 4-6 hours. You can be present or away — your call.

05

Living Staged

Your home is now show-ready. We provide maintenance tips to keep it photo-perfect between showings. Minor touch-ups available if needed. Our furniture stays for the duration of your listing (typically 60 days), then we remove everything and you're free to move out.

What to Expect

Living in a
staged home

Daily Life

You can use your kitchen, sleep in your bedroom, and live normally. We design around your routines. The key is maintaining the "show-ready" state — dishes away, beds made, counters clear. Think of it as hotel living in your own home.

Showing Prep

Before each showing: 15-minute reset. Fluff pillows, clear surfaces, turn on lights, open blinds. We provide a checklist. Most sellers get into a rhythm — it becomes second nature after a few days.

Kids & Pets

We stage occupied homes with families all the time. Toys go in bins, pet supplies stay in designated zones. The goal is controlled livability — you're not erasing your life, just editing it for maximum buyer appeal.

Touch-Ups

If something shifts, breaks, or needs adjusting after showings, we're available for quick fixes. Most staged homes require minimal intervention, but we're responsive if issues arise.
